Complete Historical Restoration of the original 1920’s 1100 sq ft home and a 800 Sq ft historically appropriate addition with matching side dormer. 

  • Project Aim: Restore the existing house to its original glory whilst seamlessly blending in the new addition.

  • Project Notes: The original home was in very poor condition with undulating floors, a failed foundation. Much debris had accumulated below the house through the years,and termites and rot had wreaked havoc on the original framing. An engineering solution was designed to save the existing home and to protect it for future generations. We are using a revolutionary construction method: we are inserting large steel I-beams under the home as support and replacing the rotted perimeter beams with new pressure-treated lumber. These are then welded in place with angle iron to form a full permieter. The perimeter of the home has new drilled helical piers, ranging in depth from 15 - 25 ft depending on the depth of the suitable load-bearing sub-strata. These piers are installed under load bearing center walls as well.We are able to give a long subcontractors transferable warranty on all types of steel piers, so it makes sense to incorporate them in the design of any structure. The addition is built on an all-steel frame supported only by drilled piers. The pier-and-beam floor feels like a concrete slab but has none of the associated problems.
